Pennsylvania's Uniform Planned Community Act (68 Pa.C.S. §3407, §4409 and §5407) stipulates that a Buyer of a Resale Unit within a Condominium Association, Cooperative and Homeowner Association must receive a Certificate of Resale issued by the Association. For a fee, ValleyWide provides Certificates of Resale on behalf of Associations we manage.
It is the Seller's responsibility to ensure the Buyer receives a Resale Certificate.
A Buyer has the option to cancel the Purchase Agreement with return of all deposit moneys until the Certificate has been provided to the Buyer and for five days thereafter or until conveyance, whichever occurs first.
To obtain a Resale Certificate, you must first submit payment to ValleyWide using PayPal. If you do not have a PayPal account, you can still use PayPal with a credit card, debit card or your checking account. Once you have completed your transaction, you will be asked to fill out an online request form. Please be ready with the unit number, buyer's name, settlement date and your own contact information.
