DON'T FORGET to click that button when you see it. It will bring you to an online form where you will provide information about your Resale Unit. Please have the buyer's name and settlement date ready.
Resale Certificates
The Law
Pennsylvania's Uniform Planned Community Act (68 Pa.C.S. §3407, §4409 and §5407) stipulates that a Buyer of a Resale Unit within a Condominium Association, Cooperative and Homeowner Association must receive a Certificate of Resale issued by the Association. For a fee, ValleyWide provides Certificates of Resale on behalf of Associations we manage.
It is the Seller's responsibility to ensure the Buyer receives a Resale Certificate.
A Buyer has the option to cancel the Purchase Agreement with return of all deposit moneys until the Certificate has been provided to the Buyer and for five days thereafter or until conveyance, whichever occurs first.
How to Obtain A Certificate
To obtain a Resale Certificate, you must first submit payment to ValleyWide using PayPal. If you do not have a PayPal account, you can still use the PayPal system with a credit card or debit card. If you sign up for a free PayPal account, you can also use your checking account. Once you have completed your transaction, you will be asked to fill out an online request form. Please be ready with the unit number, buyer's name, settlement date and your own contact information.
To begin, select between Standard Order and Rush Order (additional fees apply for Rush Orders) in the yellow box on the right and click the "Pay Now" button. Please allow 12 business days prior to settlement for delivery AFTER payment has been received by ValleyWide.
